Canberra Drive EC is an upcoming executive condominium on a 99-year leasehold Government Land Sales site in Sembawang, bounded by Canberra Drive and Jalan Sendudok. The 11,535 sqm parcel can yield about 185 homes. HDB opened the tender on 26 May 2026 and it closes at 12 noon on 1 October 2026. No developer, price or floor plan has been announced. It is the first EC site tendered under the policy of 8 May 2026, so it carries a 10-year minimum occupation period, no Deferred Payment Scheme, 90% of units reserved for first-timer families for two years, and a household income ceiling raised to S$18,000 a month.

The first EC under the new policy
On 8 May 2026 the government made the biggest changes to the EC scheme in over a decade, including a household income ceiling raised to S$18,000 a month. They apply to sites whose tenders close from that date, and Canberra Drive is the first of them.
Buy to live, not to flip
For 10 years after you collect keys you cannot sell, rent out the whole unit, or buy another residential property.

Nine in ten units are held for first-timer families for two years, so second-timers compete for the rest.
